Some investors are effectively contractors and can accurately estimate the work.If you lack the skills and can not afford large surprises then always expect to pay for an inspection.

The buyer will normally do a thorough walk through on the property and may bring over a contractor for an estimate, but an inspector is rarely called.

I used to work for DirectBuy for a while and yes their prices are lower, BUT the membership fee is hefty ( as I recall like $5k) and they only sell to homeowners for PERSONAL use only- NOT contractors.

Or do you just have the negotiating rights for an agreed upon time period in which you can re-sell the rights to the contract or complete the sale on your own if you choose to do so?

Serving as an accountant for association dues also does not require a real estate license.Only those property management activities that involve a conveyance of real estate by contract or lease require a real estate license.
