But again, this will most likely only be done while you're under contract and chances are you'll bear the entire cost, so make sure you can/will close first or else you might have some dead deal costs there.

I have read a few post but was back on 5 or 8 years ago.For 2023 what web do you use to marketing your rental beside Zillow.I will started myself: I use Facebook but so far no luck, got so many random people ask but all the the dead end.What about you

If the property is contiguous to a higher density zoning you could go into the city for a zone change.The lot may be undersized and still have the zoning.An undersized lot doesn't mean you are dead in the water, it just means you will need to get creative.

This would include areas with boarded up homes, trash on the streets, many yards with dead grass, neighborhood liquor stores, not many local amenities, etc.
