Does anyone know of any private investors that offer decent rates with less $ down in NC then traditional lenders?

You could use a private money loan that isn't a lien on that property, so probably would have to be from a friend or family.

Does anyone work with a private money lender they can recommend in Illinois?  

Are both a Promissory Note as well as a Deed of Trust needed for a small private loan (~10% of single-family house cost)? 

Did you find more meetings outside of the REI website, private, local, company?

My fiance and I have been getting turned down for rentals rather it be through a rental company or private party, we dont have the best credit but we have very good income coming in even after taxes being taking out.
