Fire her and find somebody who can get the job done!

I agree with @Tim Gordon and @Dan Heuschele.Consider becoming a licensed agent as your side job during school.

At first I too was skeptical, especially now that I was recently let go of my job (like 2 weeks ago) I'm gonna  do everything in my power to make this work.

But it is all part of the learning process so good job for going this far.

I like using credit score, job stability and distance/type of commute(LA newbies think 14 miles is an easy commute, when in reality that could be 1.5 hours) public records check for evictions and criminal records and my personal interview with them.

Wasn’t the cheapest one but he did the job on time and it was right. 

Lack of good paying jobs don’t allow for much home ownership and most rentals are so run down they practically need gutted, and most renters can only afford Section 8.

My 5 year goal is to make enough in passive income to quit my job in order to spend more time with my two kids, travel more, and secure retirement. 

They are responsive and returned 3 months after the completed job due to one of the systems not working (did not charge for this repair).

You're completely dependent on the quality of your property management company and when they do a poor job screening, you end up with a destroyed property and expensive evictions.
