I'm pretty sure you're missing a water heater in pic 15 lol....I'd pass this isn't worth it at all.

Work is pretty basic, mostly wall repair and paint, some hardwood refinishing, installation of new toilet, and vanity, refinishing of a tub and removal of vines from the stucco on the outside of the home.

I decided last year to embark on a different strategy than my normal buy and hold investment strategy given that the market for buy and holds in California has become a lot more difficult where we have seen CAP rates move to less than 4 in some areas (San Francisco, Bay area) and only 6-7 in sub markets such as Sacramento and Stockton.The math has been pretty straight forward.

I'm sure I could find creative financing, but seems pretty challenging as a first investment when average property price is $300k+ for single family.

The good thing about where I live in NC though is that you can find pretty decent properties for under $100K, so hopefully it won’t be long until we can raise cash.

That seems like a pretty open question.

However, I have seen people doing it with below 20% down and buying investment properties after properties (I think it is pretty risky move).

Another new-ish investor and I are meeting for coffee this Sat at 2pm to discuss pretty much anything that comes to mind.
