As an agent, I still prefer to have my clients email me the requests so that I make sure the properties get properly covered.

No need for anyone to ever know.Statistically you will never need or use it and in the very rare circumstance the need should arise you will be more concerned about covering your butt than pulling the trigger anyway.

I have never heard of an insurance company refusing to cover an oil system.

Just know you will have to own about 20 homes just to cover your monthly bills. 

A tip that I received from one of the Bigger Pockets' books was to include a family picture at the bottom of your letter. 

I have pictures and receipts.

@Jose Pena I would use it to cover renovation costs, especially it they had rewards attached to them and I had multiple solid exit strategies.

So getting a clear picture of the distinction would be helpful.     

Im willing to do whatever takes, I guess my biggest worry is that when expenses arise I wont be able to cover them.
