Even if they were going to waive everything else, no financier is going to eat the costs of administration. 

For all the most experienced and knowledgeable investors out there what does the new Biden administration mean for REI?

The fact that the solar industry has been literally doubling in size annually over the past several decades, during both red and blue administrations, is an indicator that the math works in more situations than not. 

I wouldn't use them again even for the savings - they were a pain in the ***.

I always sell  my rentals FSBO, but it's a pain and took me years to learn how to do legally and properly. 

Now Biden's tax plan wants to eliminate the 1031 and step up in basis... however, it doesn't mean it will pass... nor does it mean that a future administration won't add it back in.

Can someone who has done 1031 exchanges tell me if it is possible and if it is worth going through the pain. 

There has been talk of concern over certain policies the Biden administration may change or enact but it's far too early to be worrying about that now.  

I am dealing with the same issue so I feel your pain.
