@Caroline Hires Just a thought, from an online marketing perspective, I googled "how to invest 100k" and didn't see any top-of-page advertisers - you might bid on that keyword (or similar), create a short landing page making the case for why investing in real estate with you is a good idea, and how to contact you to chat at the local Starbucks.

Opportunity cost!

Everyone seems to be holding on to these properties like gold but there has to be some opportunity out there.

I would like to take this opportunity to introduce myself to all the members here in hopes of gaining lasting partnerships and friendships with the people here.I am a 30 year old husband and father who lives in the insane area (real estate wise) of Vancouver BC Canada.

Maybe I'm wrong in this, but when I look at most opportunities, I ask myself if I could male the debt service payments if the property was 100% vacant.

On a more personal note, I was given plenty of opportunities growing up, which I think a large portion of my generation takes for granted.

I am also in need of experienced real estate investors who can coach me online about additional information i need to know also, but any help is welcome. 

Overall, both routes are great investment opportunities.
