Due to the unique vacation rental market, non-water front properties don't get the same attention, because most of the vacation rental owners are out of state.  

I would insist on either higher than market rent, a non refundable option fee, or a higher than current market price for the purchase option.

But I've always done turnkey, but lots of folks at the meetup do it non-turnkey.

Do you have a team in place at Fort Lauderdale like cleaning crew, plumber, electrician, key drop off?

So it is not possible to get one on non residential property. 

If you're still short of the 12 months, keep it clean and simple.

I got it all cleaned up (special crime scene clean up is expensive thank God for insurance) and was terrified it would not rent and that the neighbors would run off any prospective tenants with the story.
