@Demario Scott If you are/have been in the military it makes more sense to use VA on a multifamily over conventional or FHA. 0% down payment and no mortgage insurance on up to 4 units.

I didn't know what they were, but looked them up and found out that they come filled with nitrous oxide and are called "whippits" which you can inhale to get high (and just a bit of brain damage, which now makes total sense given his behavior). 

Since this is your first purchase, it might make sense to suck up the cost and engage a buyer's agent to guide you through the purchasing process.
