@Amee Gardner the fastest way for you to make some quick money is by finding deals that you can wholesale to other investors.Many will state you need to build a buyers list, but that's crappy advice.If you find a good deal and advertise it in just a few places, investors will find it and buy it!

If it's within an HOA, call the HOA's property management company and ask them if they know any of the history of the lot and if they see any constraints to building it and what steps it would take with them to build on it in conformance with their CC&R's.

buy in a short term rental approved condo building in the urban core, pretty low risk. properties are appreciating at record levels, keep the price under 500k. buy a studio or 1 bed. we are doing this style development and it accounts for over 60% of condo development in miami dade.

i want to keep the group small. not like industry scale crowdfunding.if I can find a property which has okay cashflow (which is hard anyways). and can collect around 10/20 people who wants to invest some cash each.I build a company to own the property and give each person a share. and give yearly dividend to each, until sold.

I find their competitive set tool which finds comparable buildings based on actual data, quite helpful too in terms of vetting deals and providing proof of concept.
