Once you have a handle on things, and perhaps enough of a backup fund built-up, then you can re-evaluate after a month or two.I know you have rentals already, so make sure you're set there with reserves that you wouldn't have to dip into...sometimes when it rains, it pours. 

It's just human nature - we tend to attribute characteristics we like to people we like.

It is possible there is a stipulation in the current plan that delays entry of a new employee into the plan for a year of service (or something of that nature). 

And, I am newbie with very good  credit and have cash reserves.

Save as much as you can to build up reserves, pay off debt as fast as you can and take full advantage of the cheapest living situation that you can.

We will always have some cash reserves ready for market dips where we can enter at better prices, but we aren't waiting around to try and time the market out and letting cash flowing properties pass us by in the meantime. 

Cash reserves are king.
