As I age and mature (not to mention have kids) I'm getting more and more focused on FOCUSING.

It was getting to be expensive with the monthly fees to my brokerage, I was kid and people didn't take me seriously and the economy was seemed like no end in sight.

If you are saying your mom called her home owner-occupied when it is not, beware that this is loan fraud and carries serious, no kidding, consequences!

I did them online while I was a stay at home mom with young kids.

I'm just a new kid trying to do that first flip, make some money, and not make too many silly mistakes.

I think at that point, I'll be able to retire comfortably and live my life out with my wife and kids traveling, buying my dream cars, and not having a financial care in the world. :)But that's about 10 years out according to my calculations. :)

At best, the room mate might have to cough up a portion of the rent for the time this guy occupied the other's room, but that would be up to them to handle it.Good luck,  I rent to college kids too and it is always entertaining!
