Hello Everyone,I have some motivated sellers and I'm trying to structure the Option to Purchase contract but after doing the numbers using the Wholesaler calculator available on here.

Wholesalers have no shortage of buyers, it is sellers that are the problem thus they don't typically look for buyers in the forums, you might have better luck reaching out to them directly.

Sometimes there just aren't enough sellers or not enough sellers who want to sell at a discounted price.

Even if not, I'm considering selling the house to them via seller financing. 

I ended up asking the seller to obtain a variance on the property as a condition of the sale. 

That being said if I owned the land I would want to maximize it in a seller's market and that is now. 

I'm not calling every person with more than X doors greedy, I'm asking them to question their motives to ensure they're not falling into greed, because I assure you there are many who are.

An equilibrium between buyers and sellers is 6 months of supply.
