There are likely several blind spots that you may be missing from information on the forums.

The previous owner raised the price on her rental by $100/mo when she painted the dark taupe that was super popular, but she missed the gray wave entirely and had to drop the price, just because her paint was outdated and make the whole place look tired.

Even if you could figure out how many payments were missed, you cant possibly know how much interest was charged, or late fees, penalties, legal fees, etc...

Not as good as direct MLS access but chances are there isn't anything you're missing - there just isn't much here.

Look this up on the Federal Housing Finance Agency's site - www.fhfa.gov.Most investors get the first two but miss the mark on researching appreciation rates. 

Write your own contracts and find out when a buyer or seller sues you for legal requirement you missed.

@Carini RochesterWhen I figured my numbers for this house I added in $5,000 for costs associated with an eviction, removing her stuff, missed rent, etc.

I also don't want to spend a lot of money on sending and receiving payments.With an added bonus, are there any programs that can do all of the above AND report to the credit bureaus to help my tenants build their credit history and will record late payments if they miss them?

Unfortunately, I am kind of a dumbass and didn't realize that a conventional loan has to be the purchase price, something my realtor missed :/ I was under the impression that a 203(k) vs conventional with borrowing for rehab would be like the difference between a 3.5% down Conventional, and an FHA. 

I've done a few deals but feel like i'm missing opportunities because there is still a lot I don't understand.
