But there is a big swath of land over by I-70 that is on the books to be developed as business/tech parks, and the potential employment numbers are  very high.

From what you shared you don't sound like an employer. 

I have a background in product marketing, and have some methods I feel are not fully leveraged in RE that will convert well.  

I also really think this whole discussion depends on what you actually do for  a living.. if your W2 and your income is basically the same year in and year out then you HAVE to really budget hard.If your self employed and one month make 10k the next 40k one year you make 150k the next 500k.... you can be a little more casual about debt ...  

You can obviously search Google, but a method I've used before in addition to my network is to visit construction suppliers (companies like ORCO Block) who supply builders with construction materials.

The background check needs to include rental/housing history, employment/income history, credit history, legal history.

If someone was going to move from California and learn a market in which to execute the BRRR method, why is your market the best? 

Is anyone aware of an effective method to generate leads in the UK?
