Full renovations can be very tough and time consuming without good contractors and experience.

I've had some investors have luck with blanket loans, but those can be tough if you're not adding value.

@David Boroughes as soon as you start renting out the property, you trigger the "Material Change" clause and the policy can deny claims. 

This case can occur if toxic materials like lead paint, asbestos, etc. used in the previous construction and need to be mitigated.
