How to get started without financial records But have Capital?
Hello BP,
I was wondering how to get started with rental property investing without financial records. I do have the funds to put a down payment and repair or even buy the house cash out right. I have a few questions about this. Thanks in advance.
1. Would not having work history like taxes or proof of income stop me from purchasing a house with any type of mortgages?
a. Would it effect the types of loans?
b. What kinds of trouble would I run into trying to purchase a home without the proper documents? (or income history)
c. What lenders would need from me to get a loan without the income background?
2. Is buying a house cash upfront and then refinance later be a better decision due to this fact?
a. Can I Finance a home that I already own outright?
b. How long do I have to wait to do a cash out refinance?
3. Can you qualify for an FHA and government grants without income history?
a. If you can, what are the qualifications I would have to have to get an FHA without the income history?
Background on myself:
I was hurt on the job as a delivery truck driver 5 years ago. I was on workers compensation for the last 5 years my case ended last year in early 2021. Due to my injuries I cant work in any field I am qualified to do any longer. These are the main problems I'm running into when looking at properties and trying to get loans.

@Angel Gonzalez...if you're looking to get rental/investment properties, I'm agreeing with @Tarik Turner There are a lot of lenders out there who don't care about your work situation, as long as you meet assets and credit criteria and the property works. They don't use taxes, stubs, w-2's, job, etc., for underwriting criteria.
As for an owner occupied primary, I'm also going to put this out there that there are 'no income' programs out there, but there's few lenders who offer so you'd need to find a mortgage broker who's hooked with those specific lenders to help you there.
