Here's my deal:My wife and I are going to be buying a house with my in-laws (main house with attached in-law suite).

We may see some forclosures in the luxury segment, but they will not surface untile 2021 or 2022.

I decided to start my REI with "House Hacking" in a single family with in law suite since a have family (4).

If it's a 5 year SOL and the problem arises in year six, again there probably isn't a viable cause of action.Third, if the title company decides it or you as it's Insured, doesn't have responsibility to the grantee for the claimed defect for one reason or another, but you think it does, you'll probably need to hire an attorney to file suit against you and your wife individually for the alleged breach and tender it to the title company for coverage. 

It required a full gut reno, but the pro-forma for a "luxury" updated property was very good.

I am most concerned for the luxury segement, over 500k, many make too much money to qualify for stimulus or get unemployment (biz owners) - so we may see some forclosures in that segment 2021 and 2022.

Any tips for new agents trying to get into new and luxury homes?
