Do I have legal issues to deal with to raise the rent price? 

In July 2021, I sold some of my properties at highest price.

Estimated home price based on comps is $250-260k and rentals go for $1,700-1,800.We both believe that small multifamily properties are the smartest way to start given our ages and desire to probably retire by the time I hit 70 - 10 years from now (if we want to).

I would just budget to fix it and include that in my offer price. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Sometimes the companies will pay you like $20 instead of the full price which doesn't cover your expenses.

Does this mean there is no downside to listing it for the maximum price of $4313 per month since the tenant would likely be paying the same amount no matter where they chose to live?

Parents typically foot the bill, so students are not as price sensitive.
