We buy, fix, flip and manage and leave no stone unturned when looking for deals.We negotiate hard, buy with cash and close quickly.Gotta buy cheap in order to make margin but still deliver a turnkey property to investor at fair market value.I've always believed in "making money when you buy and not when you sell".So it's important to buy cheap.A strategy that I always tell all of our buyers when investing is to always "underestimate income and overestimate expenses".If you think it won't happen to you, it will and you can't go wrong including a margin of safety when predicting expenses.I hope that helps đź‘Ť

There really isn't anything that exists yet that tracks occupancy rates for MTRs (unless someone knows of something new IÂ haven't heard about yet, in which case I certainly hope they mention it for us!)

That said, these DSTs did save us from paying a very high capital gains tax rate, and I'm hoping there will be some capital appreciation before we cash out, so there's still a decent chance they will prove to be good investments.

At a minimum, (imo) this would require disclosure that the “wholesaler” believes the property is worth more than he is paying the seller and hopes to make a quick profit, and (usually) that if he can’t sell for a profit then he won’t consummate the transaction. Â
