It makes you a legitimate business rather than just a hobbiest.Maintaining the LLC is cheap in most state.   

How does having an agent legitimize assignments?

And assuming the OP wants to use a legitimate company that will back the install with a warranty and be responsive should a problem arise, add in licensing fees, workers comp, insurance, etc.

There is really only three things that legitimately will get you money if it goes to court:1.

You want professional legitimate cash buyers so you know you can close on the deal and do what you tell the seller you will do.

I suspect you'll be needing to make a change in management (which can be extremely daunting, I get it), but the timeline to renovate, and the (assumed) lack of feedback or answers to get the property leased are pretty big red flags unless there were legitimate delays on your part.
