@Chris Clothier in the tale I told above back in the late 80s.. if these guys I worked for had just been honest with their investors day one they could have saved their company.. not that anyone is in the same boat as them..

If a bill gets sent to me marked Past Due then I will pay it (in order to avoid it turning into a lien) and invoice the tenant, plus a late fee, per my lease agreement.
