Their full sized kitchen needs $15K of cabinets and they are real hardwood floors and tile throughout.

My tennant, who just moved in in January, just notified me today that she found large amounts of black mold in the kitchen walls and bathroom.

Long story short, the kitchen is gutted to the studs, the bathroom needs total rehab, and there is some plumbing work to be done in the basement.

The home was recently flipped, and has a fully updated kitchen, flooring, covered porch; in many ways the house appears brand new.

Most house fires start in the kitchen, here's an excerpt from our property rules:"STOVE, OVEN, AND RANGE HOOD: When cooking, Tenant agrees to use the range hood fan to clear cooking fumes out of the unit and to clean grease off appliances on a regular basis, as a build up of grease creates a fire hazard.

You don't need to tear down the place, but you will want to open up a wall and put a breakfast bar between two rooms (living room and kitchen) if it makes sense.

If the property came with kitchen and laundry appliances, then the current market value of those appliances (thrift shop value) can be subtracted from your depreciation basis and depreciated separately as personal property on a five year schedule.  

Does this also mean if a kitchen or batch remodel was done under $2500 it also applies?
