Hi Everyone,I bought my last 2 properties while I still had a W2 job.

Usually life events such as job relocation, birth (or death) of a family member, marriage, divorce, etc.

When that time comes, i would suggest getting one lease from all the tenants in there so the whole home is leased to all of them instead of trying to produce multiple leases for the property.

for the reasons you suggest this is not a great way to think or look at things for long term wealth..

I had an existing business fall to pieces and am in the process of looking for a job (or other means of income), so money is hard to come by. 2.

I notice that people on these forums suggest multifamily quite a bit and the market here in Charlotte is pretty slim so I looked in nearby cities.

Current owner/landlord is terrible at his job.

He greatly enjoys this over his full time job and our goal has always been to get to a point where he can quit is w2 job and do real estate full time.  

@Hector MejiaNevada is a great state to invest in because it's landlord friendly, no state income tax, lots of job growth, and positive population growth.
