We just bought our first investment property, a 2-unit home on the island of Vieques, Puerto Rico. 

Once we finish with the light cans, flooring, granite throughout including the huge kitchen island, the property will look great.

I looked at Tybee Island as well and while regulation is not a problem, properties are quite expensive as well.My thought is to purchase a large residential home on Whitmarsh or Wilmington Island which is half way between downtown and the beach.

1 - establish relationships with at least two new private money lenders.2 - rehab and resale at least 3 houses3 - bring in a new full time sales agent4 - captain an overnight trip to the channel islands on a small sailboat5 - complete daily workouts to rehabilitate injured shoulders until spring6 - be less focused on politics and macro issues....be more focused on tasks and project management.7 - complete permitting for KVRC riverside park project (volunteer position)

We live in Providence Rhode island about 45 minutes from where you live.
