Is this a building you see yourself owning for an extended period of time and/or if you were to sell the building will there be a satisfactory return on the heavy lift capex  investment that's necessary?

After I close I will still have 30k in immediate cash and I have stock market investments that are another 30k, so even more frustrating that it's not even a monetary issue

You will most likely have a hard time finding a lender to do a HELOC on an investment property though.

Hey @Max Kulishov, it's not a bad idea - I've done remodels on almost every place I've lived in, and the cool thing is you get to enjoy the renovations, you might have to do some minor repairs prior to moving out but nothing like doing a huge remodel + you can slowly renovate at your own pace rather than having to invest large amounts of money at once. 

DO not give up on investing lol.

It might be worth looking into specialized insurance providers that cater more to investors with rental portfolios, as they usually understand the nuances of long-term investing and tend to be more flexible.Also, if you're investing in certain markets, like Indianapolis, where property values are lower, you can sometimes balance these insurance hiccups with much better returns on your investments.
