My experience with Tahoe management companies is that the newer (cheaper) internet based companies don't have the local resources to do the job. 

Later with INTERNET and records placed on line I found out that it was repoed by HUD 3 times. 

I'd say 95% of the HOW TO is in the first 10 pages of the book: For the upside down pyramid, that is your funnel (calls made to appointments set to deals inked, etc). 

A good way to plan/strategize in both businesses is to track key metrics on lead generation.If you make 200 calls, you should be able to set 10 appointments. 

I also spend big money on house cleaners, pool cleaners, and landscaper, cable TV, utilities and highspeed internet. 

In this internet age all it takes it a little tech savvy and most anything R.E. is easily found, only the few using true asset protection methods are actually hidden, and it's much more detailed and technical then just making a different LLC to collect rents. 

See if you can make an appointment with a caseworker, tell them you want to participate and find out what is in demand 2, 3,or  4 bedroom.  3 and 4 bedroom brings higher rent per property. 

I've had great success with VA's in my real estate business, I mostly use them for lead generation but they also handle some of my marketing and social media management, as well as appointment setting and some one-off tasks throughout the week.

Of course you don't know what you don't know so all I can do for now is say kudos for attempting to dive into a deal so quickly but please, read the books (or listen via Audible) published by bigger pockets so you can very easily build a strong foundation that enables you to analyse deals properly and then come back and ask specific questions about the things the books don't demonstrate well enough for you.Also, whenever someone says something you don't know what means (CoCROI for example), try to Google the term and attempt to learn from the internet.

A month has gone by and she realized that her DIY method was not efficient and she tried booking a professional to treat it and she kept getting told that the owner needs to call to make the appointment.
