Portsmouth Section 8 Experiences

Wanted to get some insight on some folks experiences dealing with PRHA and how well they work with landlords in the area. Looking to purchase a mulit-family property in the next couple of months and I'm looking to rent it out to Section 8. If you can provide some wisdom or observations dealing with them I would gladly appreciate it.

Hello, Daniel.  The best way is to go visit the housing authority office and get a feel for how things work.  See if you can make an appointment with a caseworker, tell them you want to participate and find out what is in demand 2, 3,or  4 bedroom.  3 and 4 bedroom brings higher rent per property.  Screen applicants the same as self pay and verify previous lease ended well.  Some housing agencies are wonderful to work with, try to make friends with those and some are horrible, typical government employees.  Go down there with a smile and a good, inquisitive attitude and get a feel for what your business relationship will be like.  The housing agencies in the suburbs, at least in DFW, are much better than the large city or county agencies.  Every office is different and most are professional, and reasonable.  You can list your property with the office and put your name so people can call you when they get a housing voucher. I get a lot of calls for a two bedroom but all of my houses are 3 or 4 bedroom.  The low rent on a 2br is not a good use of time for me but may be a good place to start.  Screen your applicants! It is a violation of federal law to accept rent from the tenant in excess of what is stated on the written lease.  Don't make side deals.
