With rental income it would be lower DTI but it makes us nervous to have everything mortgaged so much.

The control aspect of the syndication would have me most nervous if I was planning on living on the cash flow.  

At the same time, I'm nervous.

Perfectionist of sorts I suppose along with being nervous that if this unit doesnt rent at what I am told then how easy is it to off load a duplex?

But I have never used HML and it makes me nervous.

I love your success but the no money down dealmakes me nervous about the lending practices of the banks in your area.

Nervous about this considering I have so little information on the property however, based off  the numbers of similar properties I have analyzed, the 50% rule is in the ballpark for this property.Does anyone have any advice or insight they can share?
