I will certainly come back to that since I'm, well... a wholesaler.If you were to implement the BRRRR method (buy, rehab, rent, refinance, repeat), you could add to your investment portfolio by essentially buying properties, increasing their value, getting renters in them, re-financing to get all or most of your investment back out, and then repeating the process.

Will lender provide financing on a house w/o inspecting interior?

If the property is an investment property, the max LTV I have seen is 75% and it needs to be a first position lien.Conventional mortgages require a full interior & exterior appraisal, unless you qualify for an appraisal waiver granted by the automated underwriting submission.

Ideally I would like to find something with a long shelf life, perhaps one that runs only during a guest stay or can be remote controlled by electrical outlet that I can integrate with the automated lights and door locks I have on place now.

My focus ideally would be on people who have believed in the traditional model of saving in 410K plans and hoping for social security or younger people who are starting to realize that in a gig economy where automation is reducing employment every year, they will have to plan much shorter than the traditional 40-year work life.
