The area is saturated with people wanting to do AirBNB.Keep in mind that COVID gave a huge advantage to AIrBNB over hotels and resulted in tons of new customers discovering AirBNB.

Ideally, once you have all the systems in place you take the best deals to flip and then wholesale the ones that don't have as much meat on the bone or are higher risk.Either way, both wholesaling and flipping are challenging and I would consider them a very active form of investing. 

Even a 4/1 accepting section 8 in this area would be a desirable rental, though not ideal. 

I agree that carpet isn't ideal under a sink, but I would also argue after a life time of using sinks, it is very rare that I splash water out of the sink.

Keep in mind that every turn on a property costs you time & money, so you ideally want to limit your property turns.
