So you'll probably have to address the electrical service- I did this on a triplex several years ago and it cost about 4 grand, if I remember rightly.

@Bill QuigleyI’m thinking that paying him the 2 grand agreed on for this progress instalment is the much cheaper option than paying a lawyer the 3 grand upfront retainer.

Than there is the golf between an office that takes 50% of your wife's commission and one that takes a grand a year in fees, we literally have those differences in the Chicago market. 

It all has to do with ur grand plan.

No way are they able to save 20 grand for a down payment and most don’t have the credit because of astronImcal student loan debt .

@Lex PhumiratI’m not suggesting this for you ...but 60 grand could cash buy you a triplex or quad that makes 1500-2000 rent per month in many areas fairly easy in the midwest or east coast .

We hope to in the next few years find a place to move and repeat what we've done over the last couple years here in grande prairie.

Yes, there might be some upfront outlay of money but with the opportunity to obtain FHA loans with only 3.5% down, that's nothing in the grand scheme of things.  

I don't have grand delusions about starting with nothing and retiring in 3 years because I struck some magical deal.
