Ray:Here in Canada, your downpayment cannot be borrowed, in full or in part.  

If it is full market value then it is not likely a deal, but keep working it anyway.  

If you've never done an apartment deal before or you are an unknown to the broker, you may be ignored even if you submit a full price offer.
