(btw, no such legal thing as a service "dog")  HUD, however has allowed service animals and forced landlords to accept them.Under pressure from the NAA, HUD recently released guidelines on how to deal with emotional support animals. 

My question is how will this impact my ability to purchase more residential investments and obtain financing for those properties while showing minimal cash flow on the commercial property?

It helped me to understand how all the numbers worked by forcing myself to make and excel sheet.

But if you have one you prefer you can always ask, just not force.  

Look for a house that needs a little bit of work so you can force some appreciation.

I don't have a lender yet but just read the "refinance" section of David Greene's book "Buy, Rehab, Rent, Refinance, Repeat" and he suggests getting the lending secured on the front end so that you know what to expect when purchasing as they can make a huge impact on the BRRRR strategy working or not. 

As far as the title company goes they are somewhat of a neutral third-party in the sense that they are not going to force you to buy the property nor will they force the seller to sell the property.
