I usually buy odd assets (like 2 houses on 1 parcel) creatively with the seller or with cash or private money. 

I have some experience in bookkeeping via tracking expenses and rent payments for my tenants and also my personal expenses and use to be self-employed for uber, lyft, and some delivery services like Favor (food delivery) and Doordash where I had to track my gas, car repairs, and other expenses.

But they were on multiple parcels.Are these on separate parcels?

We have our eyes on a few different parcels.

I can try to stay around 10% down and finance both buildings as one property via investment/commercial style loans or I can subdivide the property into 2 seperate parcells, take an FHA on one building and live in a unit, and try some other low down payment loan on the other building.

Applied for a loan and found a vacant parcel that allowed nightly rentals.

@Michael Pilolla just to give you some food for thought...Depending on the city and property I sometimes rent month to month to protect myself against a bad fit.
