@Daniel Shuler You are correct that you need a firm to agree to allow you to hang your license in North Carolina, you become a PB (Provisional Broker) until you take the 3 post-licensing classes.

From my experience working in all sorts of firms, the smaller ones are able to be more nimble in their processes and the people you are talking to about the concepts is usually the person who will actually be working on the project.Also if your architect thinks that the target isn't matching with the project budget its their job to bring this up.

Just research property management firms in your target area, look at rental listings similar to what you are targeting and call the agents, meet with a regional banker or credit union and ask about agents they deal with frequently; all of these steps are more productive and interwoven than getting bogged down in numbers early in the game.
