The Millionaire Real Estate Investor is still my favorite real estate book, although it doesn't have a huge section on marketing, it's still good.

I started reading the guests' favorite books on real estate and business.

In those cases where I do get one, I forward a copy to the seller, point out anything that sounds scary (lead, asbestos, roof issues are my favorite), and ask them for a credit for the repairs at closing. 

That is one of my favorite methods right now.
