Since our properties are thoroughly cleaned in and out and sanitized in areas that are mostly inhabited by people on their stay we explain our cleaning process.

I would suggest talking with more lenders and explaining the situation to see if they would be able to lend based on your circumstance, not all lenders are created equally.

The woman asked a question about cash buyers and motivated leads.How about you stick to that and if you don't know how to get motivated sellers just watch and learn the pro's explain it?

I wrote a post last week on rental expenses to further explain things. 

If he fully explained to you the risks of offering as-is without inspections, and you are a competent individual who understands that risk, then I don't think he necessarily did anything wrong.  

That will give you a very focused background without all of the shiny objects of the forums :)
