I had been looking for a way to track our portfolio's performance, but I couldn't find a single resource online to do so.I built a Google Sheets (aka Excel Online) table that keeps track of the following:Purchase Price and DateCapital ExpensesFull Mortgage Amortization Table for each propertyA separate table letting me keep track of prices (either manually entered, Zestimate, or Appraisals or BPOs when available) (I had this automatically pull data from Zillow for a while, but then it broke, I'm working on a new version that will fix this.)

As was pointed out in Christine Hrib Karpinski's excellent how-to book, you don't want your guests falling on their backsides (and keep in mind that some of them may have substantial backsides, so plan accordingly!).

But other terms could make it an excellent deal.

@Elizabeth Conklin you said that the PM has been excellent other than this issue--if that's the case, I'd be hesitant to ditch them; especially since this seems like a solvable problem. 

Which means an upgrade to windows and insulation is a must to keep your tenants happy without them paying 500+ a month to heat their rental in the winter.

The park is excellant and neighbors are very friendly.
