You should be able to tell us why the expenses are higher than you predicted and when they would expect to go down or why the revenues should be rising etc.The most important part of real estate is buying the right property and doing your due diligence on the numbers and I like to use conservative ones so that in the event things go south you're still ready and prepared.

I took my 63 hour class with them and was very prepared.

That might help you prepare against what seems to be a professional tenant

When we purchase a multifamily house, I have a letter prepared for each tenant stating who we are, that we have purchased their house and will honor the existing lease. 

When you want to raise the rent in the future they will resist and you will have expenses preparing for the next tenant.

Im fearful as many are im sure of a market readjustment (stock and real estate) in the next 12-18 months and have been thinking about how to best prepare for it so I can take advantage of property at a discount as the cycle starts to decline.
