I have spent every free moment of time reading every real estate book I can get my hands on, listening to BP podcasts and reading through the forums. 

I have yet to take steps on investing as I'm taking the next 6-12mo to read and absorb as much information as I can.

I read this book at the beginning of the year and audio version was a great recap.

If you are looking in philly, I suggest reading up on opportunity zones introduced in the recent tax bill.

I read Rich Dad Poor Dad probably 15 years ago and the ideas stuck with me. 

@Lexi Teifke - As always, the theory like the theory, but in practice is what counts.The internal rate of return hurts my brain just to read the definition, never mind calculating it: internal rate of return on an investment or project is the "annualized effective compounded return rate" or rate of return that sets the net present value of all cash flows (both positive and negative) from the investment equal to zero.

Reading some reviews, the market doesn't seem solely dependent on Churchill Downs.

Been aggressively saving up my income and been reading up on as much as I can.
