Instead, you'll have a higher number of unqualified leads... which is great for agents as this is future business... but... it doesn't usually help sell the unit.

In my market it's pretty easy to Sec8 a door and get better returns.

Most people who go to get their license think it's easy and it's not easy.

In the Charleston, SC and Columbia, SC MSAs (Metropolitan Statistical Area), it was business as usual until Hurricane Katrina.

A 1031 exchange is only an option if the properties you're selling and the property you're buying are for business use (generally, that means they have to be rental properties, used for your business, or held strictly for appreciation and not used for personal use). 

But I'd love to get insights from people in the business now!

As long as appreciation and pricing pushes investors out of Boston to other tenant heavy areas that have job growth or easy access to highways/transport it will likely continue to improve.Very similar to the growth/improvement of Worcester from what Worcester looked like ~10+ years ago.
