Trouble is, I'm not sure about turn key rentals as I've seen some experienced investors like freedom mentor (Phil P) try them and get out of them, recommending that you be within driving distance of your rentals.

For instance if you have not been able to rent your property for the last three months and you've really marketed it I think you should lower price to drive demand and get potential tenants because you've got to take into consideration those carrying cost that it's taking out of your pocket when your not have the unit rented out

I live in Mesa, which is close to Chandler, and I can see renting a home out for a season like to snow birds or possibly during baseball spring training but never would have expected weekend/weekly rentals as out performing traditional rentals with the high turn over and marketing costs.You have my curiosity,Casey
