I won't get into the details, but neither situation worked out well.If you insist on doing it anyway like we did, have the discussion NOW (not after they're already renting from you) what your plan is if/when rent is ever late (or not paid at all), the property is damaged (either as a result of your family member, their guest, their pet, etc), and all the other things that go along with managing tenants/rentals.

As we have a major hurricane Matthew coming to the east coast, with possible landfall close to us...I have done my best in the last two days, shutters, putting away potential projectiles etc...One question for those in the insurance industry, in case there are major damages, like tree branches crashing through a window, or fence down blocking walkways, roof damages, etc...items you MUST repair ASAP for tenants to secure the living quarters from further damages.How do you handle the insurance claims for damages you must go ahead and get taken care of, because you can't wait till the insurance companies to assign an adjuster to come say 10 days later to make an assessment and estimate?

Or you could just increase the security deposit, so rather than speculating that the pets will do more damage than, say, children (and for whom you can't charge extra kid rent, for better or worse), the tenants are only pet penalized if their individual pets actually cause actual damage

The only ones I need to keep are ones in a house where there is currently no wall switch and the lights are turned off and on via the fan.Tenants often damage the switches.
