This weekend I am heading back again - I do enjoy due diligence :)

I am looking for a site or book that has a detailed due diligence checklist before closing on a Bed & Breakfast.

It will direct them to my site where they can simply click to accept offer, which then I can do further due diligence and send out a Purchase Agreement.

And there is a good amount more due diligence that needs to happen (but you get 30 days for due diligence vs 10 days in residential).Once you own the deal and have the tenant placed, commercial is much smoother than residential in my experience.

Unfortunately, the one thing that wasn't fabricated was our address.Clearly these villains are attempting to use our hard work and diligence to scam potential renters into divulging all their personal info so they can engage in identity theft.

You also have to do your due diligence, like screening the property, the property owner and the terms of the lease or owner financing to make sure that the deal is viable and beneficial for you.

Thats kind of the idea of what I'm facing, I suppose I'd just really need to nail the due diligence part to ensure that it appraises appropriately.
