A double-digit or even 50-100% tax increase could ruin your cash flow and there's not much you can do to offset it.

By my numbers, what I've seen has been at best low single digit cash returns (i.e. an eviction away from losing money), with not much if any built-in equity.Further, the investor competition is crazy despite the thin returns.

Be sure to get and keep a copy of the license and pictures of the applicants as part of your application process; a scanner or digital camera could be used.

In my eyes, there's a more organic, grassroots marketing platform, or you can go the digital route and market your website, e-mail marketing, and social media.  

I have done some investing in Mohave county.There are plenty of properties that you can invest in that are under 50k with double digit returns.
