Loans for Investment Properties

We are out of state investors with two investment properties in NW Suburbs of Chicago. We want to expand our portfolio to two digits soon and wanted to figure out the best loan strategy. Currently we have traditional loans from Quicken Loan. We are long term buy and hold investors.

Questions:

1. Should we look into portfolio loans or continue to go the route of traditional loans until the threshold is reached ?

2. Any way to buy foreclosure listing through loan ?

3. Anyone has any experience with working with credit unions in those areas who can consolidate 5+ loans ?

4. Any recommendations on institutions or local leaders ?
