I opted to buy a used camera and did it myself, it will pay off in a few homes, the value here is I can walk away from a home before even paying for inspection if there are a lot of hidden issues, or negotiate the price down (with photographic evidence).As an example, my most recent purchase, 1968 brick home had some cooling issues and I suspected attic and insulation, and what happened was they added blow-in insulation and covered suffit vents up. 

@Ashley Budyak  There is some good opportunities if you search hard enough to be in the high single digits but I see most deals ending up around 4-6% in the northwest burbs of Chicago. 

If your ideal guest is a digital nomad, then a nice designated work space with good lighting and WiFi for zooms is nice

Of course the Fed act's in largely archaic ways, how else are they supposed to, globalization is arguably in it's infancy, the digital age certainly is in it's infancy.

Replacing a fuse box with a breaker box (has to be licensed by the city), running a sewer snake through a cleanout hole (I don't want anyones feces on my body, not even my own), crawling under a house to fix plumbing (I'm claustrophobic and have panic attacks), dealing with intruders you catch on security cameras (I call the police and meet them there). 

Individuals  continue pointing out that 7% and 8% is historically not that bad since some had interest rates in the double digits several decades ago when they purchased their first home...8% in the 1970s is not the same as 8% in 2023. 

I’m hearing a lot about digital business cards.

But now in this digital age, they’re obsolete.
