It's not just a liauthority mited POA, it should be a Durable Specific POA, stating the authority to purchase a specific property described by the legal description.

Most mortgages include a legal description of the property securing it, not just the address.

But from my experience they'll ask to see a copy of your insurance policy description/coverage and look for that $1M liability policy.
